Service Agreement

One Service Agreement covers each property. Every owner on record signs it digitally, and each gets the signed PDF with its audit trail by email. There are no paper copies.

What it sets out

• Scope: the plan chosen after the onboarding audit, its visit frequency and what each visit checks.
• Start: the plan starts only if the onboarding audit finds no serious issue. Its first visit is in the month after the audit.
• Spending limits: no work starts without your written approval; works above ₹5,000 need three quotes.
• Access: we don't hold keys; your nominee does, and opens the property when a visit needs the inside.
• Add-ons: drone footage and works on the property at actual cost + 10% supervision fee; security guards only by referral to licensed agencies, at the agency's actual rates.
• Liability: we observe and report. We do not guard the property or guarantee against encroachment; our liability is limited to the fees paid for the period concerned.
• What is excluded: rent collection, tenant management, holding deposits, cash or keys, brokerage, and legal or title opinions.
• Ending it: cancel at any time by email, under the Refunds & cancellation policy.
• Disputes: arbitration in Visakhapatnam.

Photos: emailed to you with every signed-off report; our app keeps them for the current and previous month only.

Partner projects: the agreement names the project, records which project-level checks we relied on, and states whether a referral fee is paid to the developer.
